Local SEO for HVAC Companies: A 2026 Practical Guide
HVAC companies pay $140–191 per click on Google Ads. That's not a typo — one click from someone searching "AC repair near me" can cost you $150 before you've even answered the phone. Every customer who finds you through organic search or the map pack instead is money you keep. This guide covers exactly what to do, in order, without wasting time on things that don't move the needle.
Step 1: Claim and Fully Build Out Your Google Business Profile
Your Google Business Profile (GBP) is the single most important piece of your local SEO. It controls whether you appear in the map pack — the 3-business box that shows up at the top of results for searches like "HVAC company near me." If you haven't claimed it, do that first at business.google.com.
Once you have it, fill in everything. Primary category should be "HVAC Contractor" or "Air Conditioning Contractor" — pick the one that best fits your main work. Add secondary categories for the other services you offer. Set your service area to the cities and zip codes you actually cover. Upload real photos of your trucks, your team, and completed jobs. Add your hours, and mark holiday hours when they're different.
In the Services section, list every distinct offering: AC repair, AC installation, furnace repair, furnace installation, heat pump service, duct cleaning, air quality testing, maintenance plans. Each one you add is another phrase Google can connect your business to when someone searches it. Most HVAC companies only list 2 or 3 services — adding the full list is one of the fastest wins available.
Step 2: Build a Review System, Not Just a Review Count
Reviews are the most visible ranking signal for the map pack. Google weighs review count, recency, and rating — meaning it's not enough to have gotten 30 reviews two years ago. You need a steady stream of new ones.
The best time to ask is right after a successful service call, before the customer has moved on to the next thing. A simple text with a direct link to your Google review page works well. Don't overthink the wording — "It was great working with you today, if you have a minute a Google review helps us a lot" is enough.
Respond to every review, positive and negative. For HVAC specifically, you can work the season into your responses: "Thanks for the AC tune-up review — we hope it keeps the house cool all summer!" This shows Google the profile is active and gives future customers a sense of how you treat people.
Use seasonal reminders to keep reviews flowing year-round. Send a follow-up to spring AC maintenance customers in April. Reach out to fall furnace checkup customers in October. These customers already had a good experience — they just need a nudge.
Step 3: Make Sure Your Website Says What You Do and Where
Your website doesn't need to be fancy. It needs to clearly answer two questions: what HVAC services do you offer, and what areas do you serve? Google needs to understand this to rank you for local searches. Potential customers need to confirm it before they call.
Create a separate page for each major service. "AC Repair in [City]," "Furnace Installation in [City]," "Heat Pump Service in [City]" — each as its own URL with a few paragraphs of real content. Don't pad these pages with fluff. Write like you're explaining the service to a homeowner: what's involved, what it costs roughly, how long it takes, and why they should call you.
If you serve multiple towns or suburbs, add location pages too — "HVAC Company in [Suburb]" with a short description specific to that area. Even 200 honest words about why you serve that area beats a blank page or a generic placeholder.
On every page: your phone number in the header (clickable on mobile), your service area in the footer, and your address if you have a physical location. Consistency between your website and your GBP matters — Google checks that they match.
Step 4: Track the Map Pack, Not Just Keywords
Most HVAC calls come from the map pack, not from someone clicking a regular search result. When a homeowner's AC goes out in July, they search "AC repair near me," see the 3 businesses with stars and phone numbers, and call one of those three. If you're not in that box, you often don't get the call — even if you rank fine in the regular results below.
Traditional keyword trackers mostly measure organic rankings. They'll tell you you're position 7 for "HVAC company [city]" — but they don't tell you whether you're in the map pack for that search, and the map pack is what actually drives phone calls.
You need a tool that tracks both. More importantly, you need to see how your map pack position compares to specific competitors — especially heading into your peak season. If a competitor jumped from position 4 to position 2 in the last 30 days, you want to know about it before it costs you a summer's worth of AC calls.
Step 5: Watch for AI Visibility — Most Competitors Aren't
This is the newest surface, and the one almost no HVAC company is paying attention to yet. That makes it the biggest opportunity right now.
Google now shows AI-generated answers at the very top of many searches — AI Overviews. These sometimes recommend specific HVAC businesses by name. A homeowner might search "what should I look for in an HVAC company" and see Google's AI answer that mentions your competitor by name. You'd never know it happened.
Beyond Google, a growing number of people ask ChatGPT or Perplexity "who's a good HVAC company in [city]?" These platforms pull from review sites, your website, and business directories to decide who to recommend. HVAC companies with complete, consistent information across Google, Yelp, and their own website are more likely to show up.
Most of your competitors have never even thought about this. Getting visibility in AI results now — while they're not paying attention — is one of the highest-leverage things you can do before this becomes a standard part of how homeowners find HVAC contractors.
Step 6: Monitor Your Competitors Before Peak Season
HVAC is as seasonal as it gets. The 6 weeks before summer AC season and the 6 weeks before winter heating season are when most of the year's revenue gets made. If a competitor makes a move on their SEO in February, you don't want to find out in June.
Know who's running Google Ads and how aggressively — that tells you how much of the page they're buying. Know who's in the map pack above you and what their review count looks like. If they've gotten 20 reviews in the last month and you've gotten 2, you can see that gap widening in real time.
Competitor visibility data also tells you which markets are worth investing in. If one competitor dominates a nearby suburb with 200 reviews and perfect profile scores, your effort might be better spent in a different area where the map pack leaders are weaker.
What Not to Waste Money On
A few things get sold aggressively to HVAC companies that mostly don't work:
- Buying backlinks. Link-building schemes that promise "100 high-DA backlinks for $99" are either fake or will get your site penalized. Legitimate links come from being listed on real directories (ACCA, BBB, local chamber of commerce) and from having a website worth linking to.
- Keyword-stuffed content. Pages that repeat "HVAC company [city]" 40 times in 300 words don't rank anymore. Google has gotten good at recognizing this, and it makes your website look unprofessional to anyone who actually reads it.
- $500/month "SEO" retainers with no measurable results. If an agency can't show you exactly what positions you rank for, how they've changed, and what they did to move them — they're billing you for reports you can't act on. You should always be able to see the numbers.
